| Client: Lockhart Garratt – Babworth and Hesley Estate
Due to declining prices for timber, the owner of this large forested estate near Bawtry in South Yorkshire, wished to explore other opportunities to generate revenue. The estate already had actively pursued other revenue generating opportunities from the land, including Christmas tree sales, paintball franchise and a mobile phone mast. Bone Wells Urbecon was commissioned to develop proposals for tourism and leisure development for the woodland. 'Blue Sky' options were considered, which were narrowed down to develop feasible future development plans for the estate. The project involved: - An initial planning and physical assessment
- Review of local and regional policies
- Identification of site potential in terms of leisure and activity zones etc
- Market research investigating a wide range of sports and recreational activities
- Case studies of forest diversification model and motorised sports.
Key markets and the location of competitive attractions were identified, and options for development and their costs and revenues were evaluated. The study examined infrastructural requirements and identified potential partners for development. It also considered funding sources, including grants available for an Objective 1 area.
